BREEAM Land Use and Ecology

Morph Ecological Consultants undertakes BREEAM assessments for the Land Use and Ecology credits and provides reports suitable to submit to the BREEAM assessor. Morph Ecological Consultants works with the wider client project team early in the design stages to try and achieve an optimal outcome for all parties and strive towards the client's desired BREEAM rating.

BREEAM assesses the environmental impact of developments and aims to provide guidance on ways of minimising adverse environmental effects.

BREEAM certification is awarded to individual buildings on the basis of credits given according to a set of performance criteria pioneered by the Building Research Establishment (BRE). The number of credits attained is added together to produce a single overall score. This is interpreted in the form of an overall rating of Outstanding, Excellent, Very Good, Good and Pass. The BREEAM certificate awarded can be used to gain recognition for a building’s environmental performance.

BREEAM Assessment (2014 or 2018)

Morph Ecological Consultants are experienced in using either the 2018 BREEAM UK New Construction or 2014 BREEAM UK New Construction route. As required for ecological reports for BREEAM, Morph Ecological Consultants’ ecologists are members of the Chartered Institute of Ecology and Environmental Management (CIEEM). Both routes involve an ecologist attending site to carry out a survey. Where evidence/potential for protected species are found, further surveys may be required to ascertain the potential impacts of the development on the protected species in question. Following the completion of the surveys, a report will be produced, suitable for submission to a BREEAM assessor. The ecologist will then work with the project team to ensure optimal outcomes for both wildlife and BREEAM credits are achieved. Our ecologists can also produce a Landscape and Ecology Management Plan, which enables an extra credit to be obtained. Once the development has been completed, a final site visit can be carried out to check all measures agreed upon have been implemented and a final report can be issues to the BREEAM assessor recommending the number of credits which should be awarded.

Case Study – BREEAM Assessment in Hastings, East Sussex

Morph Ecological Consultants were commissioned to carry out a BREEAM assessment covering the Land Use and Ecology credits on a site where new industrial units were proposed.

Another consultancy had previous carried out ecology surveys on the site as part of the planning permission; however, they did not meet the criteria of a ‘Suitably Qualified Ecology (SQE)’ as defined by BRE and as such could not carry out the BREEAM assessment.

A site visit was carried out by one of our suitably qualified ecologists who reviewed and updated the previous survey results to ensure it was as suitable for the BREEAM assessment.

A full report was produced including recommendations on how the client could achieve certain credits throughout the construction phase of the development.

Through our advice, the development was proposed to achieve a total of 11 out of 14 credits, more than the developer was initially targeting, allowing the development to achieve an ‘Excellent’ BREEAM rating.
